Dr. Phillips is an unincorporated southwest Orange County community covering ZIP codes 32819 and 32836, anchored by Sand Lake Road's Restaurant Row and the Bay Hill gated golf community that hosts the Arnold Palmer Invitational. The 32836 band runs $111,987 median household income, with 25.3 percent of households earning above $200,000. Bay Hill CDP runs $127,763 per the same ACS data. Public schools zone primarily to Dr. Phillips Elementary, Southwest Middle, and Dr. Phillips High. Buyers here come from Disney executive ranks, the I-Drive medical corridor, and Northeast relocators who want a gated address inside 20 minutes of both the parks and downtown.

Where it actually is

Dr. Phillips sits about 10 miles southwest of downtown Orlando, between the Universal Orlando resort to the north and the Walt Disney World perimeter to the south. The community is unincorporated. There is no City of Dr. Phillips. The two ZIPs that define it inside Orange County are 32819 on the north and 32836 on the south.

The north ZIP runs from Conroy Road on its upper edge down to Sand Lake Road's commercial spine. Apopka-Vineland Road (CR 535) sets the west boundary. Turkey Lake Road and the Florida's Turnpike spur set the east boundary. The Bay Hill gated community sits on the western side of the ZIP, wrapping the Butler Chain of Lakes along Bay Hill Boulevard.

The south ZIP runs from Sand Lake Road down to the I-4 corridor and the Vineland Pointe approach. Big Sand Lake, a 1,020-acre boatable lake, anchors the middle of the southern ZIP. The Bay Vista Estates and Sand Lake Shores subdivisions wrap its eastern and southern shorelines. The Vineland Premium Outlets and the Disney Springs approach define the southeast edge.

Sand Lake Road (SR 482) is the spine. Two miles of restaurants run along the south side of it from Dr. Phillips Boulevard west to Turkey Lake Road. Visit Orlando markets that strip as Restaurant Row. Locals call it the same thing.

What it feels like to drive in

You come off I-4 at Exit 74A or 75A and you are inside Dr. Phillips in three minutes. Sand Lake Road is a six-lane arterial east of the interchange and a four-lane corridor west of it. The first thing you notice is signage density. Every parcel between the off-ramp and Turkey Lake Road holds a sit-down restaurant, a luxury auto dealer, or a gated-community entrance monument.

Turn south on Dr. Phillips Boulevard from Sand Lake and the road quiets fast. Three blocks in, you pass the Dr. P. Phillips YMCA Family Center at the corner of Wallace Road. Dr. Phillips Elementary is across the intersection. Southwest Middle is a half-mile farther south on the same boulevard. The school cluster pulls morning and afternoon traffic that locals plan around.

The Bay Hill entrance is two miles west on the south side of Sand Lake Road. A guard station gates the community. Inside, the road bends along the Butler Chain shoreline. Live oaks close over the top in the older interior streets built in the late 1970s and early 1980s. Newer construction along Emerson Pointe Way runs much taller, with full Mediterranean tile and 7,000-square-foot footprints on half-acre lots.

The Big Sand Lake side of 32836 is a different driving experience. The interior streets are quieter, the lots are larger, and the road grid runs at the water's edge. Sand Lake Shores Drive ends in a community boat ramp. The dock-line on Bay Vista Estates faces south and west across the lake. The Disney fireworks are visible from any westward dock at 9 p.m. on a clear night, which is why every listing on those streets mentions it.

Who lives here

Dr. Phillips runs as two adjacent statistical communities inside the ZIP boundaries. The Census Bureau tracks a Doctor Phillips CDP (the unincorporated census-designated place) and a separate Bay Hill CDP for the gated community. Both sit inside 32819, with Bay Vista and the broader Sand Lake luxury band crossing into 32836.

The 32819 ZIP has a median household income of $98,109 per ACS 2024 5-year estimates compiled at incomebyzipcode.com. Average household income is $128,945. Per-capita income is $52,726. 16.6 percent of households earn over $200,000 annually.

The 32836 ZIP runs noticeably wealthier. Median household income is $111,987, average household income is $187,072, and per-capita income is $69,469. 25.3 percent of 32836 households earn above $200,000, the highest concentration of any ZIP in Orange County outside the Disney-adjacent 32830 anomaly.

Inside those ZIPs, the two CDPs sit higher. Bay Hill CDP runs a median household income of $127,763 with 26.6 percent of households above $200,000. Doctor Phillips CDP runs $103,950 median with 21.3 percent of households above $200,000 per the same comparison data.

The buyer mix on listings here splits three ways. The first slice is Disney executive ranks and Universal Orlando management, working two to seven miles north and south of the ZIP and wanting a 15-minute commute. The second is medical buyers from the Orlando Health Dr. P. Phillips Hospital and the broader I-Drive medical corridor. The third is Northeast relocators, almost always with school-age children, choosing Dr. Phillips for the gated communities and the easy I-4 reach to the parks.

Turnover inside Bay Hill is slow. Listings priced over $2 million in the golf-frontage band sit longer than the ZIP average, with the 60-to-90-day window typical at that price tier. The Sand Lake lakefront band moves faster when priced correctly because the lake-frontage inventory is small. Big Sand Lake has a finite shoreline.

Schools

Public school zoning for the core of Dr. Phillips runs the Dr. Phillips Elementary, Southwest Middle, Dr. Phillips High pipeline. The west and south edges of 32819 zone to Palm Lake Elementary, and the Big Sand Lake band of 32836 zones to Bay Meadows Elementary.

Dr. Phillips Elementary School at 6909 Doctor Phillips Boulevard runs a PK-5 program with a Gifted and Talented track. The school enrolls 579 students and carries an 8 out of 10 GreatSchools rating, with 83 percent regular attendance against a Florida state average of 69 percent per Florida Department of Education data. Walking distance to the YMCA. Walking distance to Southwest Middle.

Southwest Middle School at 6450 Doctor Phillips Boulevard runs grades 6 through 8 with a Gifted and Talented program and a Project Lead The Way engineering curriculum. Enrollment is 1,201 students. GreatSchools rates it 7 out of 10. Most 32819 inventory inside the Doctor Phillips CDP feeds here. The school is half a mile south of Dr. Phillips Elementary on the same boulevard.

Dr. Phillips High School at 6500 Turkey Lake Road is the magnet high school for the south Orange County corridor, with AP courses, 31 sports, and the same Project Lead The Way feeder track. Enrollment is 2,903 students across grades 8 through 12. GreatSchools rates the school 4 out of 10, with a regular attendance rate of 47 percent. The high school earned one College Success Award for the 2017-18 school year based on its success in preparing students for college, per the GreatSchools rating profile. The split between the elementary rating and the high school rating is the single most-asked question we get from out-of-state buyer agents.

Palm Lake Elementary School on the west side of 32819 runs K-5 with a 9 out of 10 GreatSchools rating, the highest of any elementary inside the Dr. Phillips footprint. The zone is small. A Palm Lake address is referenced explicitly in listing copy on every home inside it.

Bay Meadows Elementary School serves the Big Sand Lake band of 32836, including the Bay Vista Estates and Sand Lake Shores subdivisions. GreatSchools rates Bay Meadows 9 out of 10. Listings inside the Bay Meadows zone in the Sand Lake luxury band consistently call out the school assignment on the first line of the description.

A practical note on the zoning. Orange County Public Schools attendance boundaries shift periodically and the Dr. Phillips footprint includes overlap between Southwest Middle and Lake Buena Vista High zones for the south end of 32836. Verify any school-zone claim directly with the OCPS school locator before writing it into a contract.

Housing stock

Single-family housing in Dr. Phillips spans every decade from the late 1960s through 2026 new-construction. The build-mix runs roughly four bands.

The Bay Hill original-build band sits in the 1970s and 1980s, on quarter-acre to half-acre lots along Bay Hill Boulevard, Bayway Drive, Cheshire Lane, and Bay Cove Court. Architectural style is mid-century single-story with composition-shingle or shake roofs, oak canopy, and the Arnold Palmer course visible from many backyards. Square footage runs 2,500 to 3,500 on the original builds, with significant remodel-and-reset activity over the last decade.

The Sand Lake luxury band runs the 1990s and 2000s on the larger lots along Big Sand Lake. Sand Lake Shores Drive, Bay Vista Estates, and Sand Lake Shores Court sit here. Lots run 2 to 3 acres with 100-plus feet of lake frontage. Mediterranean tile roofs and stucco facades dominate. Square footage runs 3,500 to 5,500.

The standalone luxury band runs 2005 through 2026 on the custom-built estates along Emerson Pointe Way, inside the Reserve at Phillips Cove, and on Isle of Osprey. These are 6,000 to 10,000-plus-square-foot Mediterranean and contemporary new-builds on half-acre to one-acre lots, often with private boat docks on Sand Lake or direct golf frontage on the Bay Hill course. Pricing runs $4 million to $9 million.

The contemporary infill band is the newest segment. It runs 2018 through 2026 on smaller patio-home lots in the interior subdivisions of 32836, with two-story Mediterranean and transitional new-construction in the $1 million to $1.6 million band.

Active inventory at the research date shows 54 single-family listings in 32819 and 156 listings of all types in 32836. The mix on a given street can include a 1970s remodel-ready ranch next door to a $5 million finished new-construction. Underwriting any listing here without checking the immediate parcel history is a way to misread the comps.

What's selling now

These are three active listings inside Dr. Phillips, pulled on the research date, spanning the three price bands the market actually transacts in. Comp data and links are direct to the live Zillow listing.

7067 Spring Drop Court at $1,299,900 is the 32836 contemporary infill comp. Four bedrooms, three baths, 2,687 square feet on a 2020 build. The Zillow price history shows a $1,080,000 sale in September 2024 with the current re-list at $1,299,900, a 20 percent ask increase over 18 months.

That delta is the Sand Lake band's reset story. Buyers in the contemporary infill segment are willing to pay $483 per square foot when the build is recent enough that maintenance risk is low and the finish package matches the price. The 2024-to-2026 sale gap is exactly where Dr. Phillips inventory in this band has repriced.

9227 Bayway Drive at $1,589,000 is the Bay Hill golf-community comp. Five bedrooms, four baths, 3,664 square feet inside the Bay Hill gates. The listing is with Coldwell Banker Realty and includes a video walkthrough.

The school zone reads Dr. Phillips Elementary, Southwest Middle, Dr. Phillips High. The $434-per-square-foot pricing is roughly where the Bay Hill golf-frontage band has settled for the original-build remodels. Buyers in this band pay for the gated address, the Arnold Palmer Bay Hill Club proximity, and the established oak canopy. They do not pay for the most recent kitchen unless the rest of the house has been brought to match.

5619 Emerson Pointe Way at $5,950,000 is the standalone luxury comp. Four bedrooms, seven baths, 7,602 square feet of custom Mediterranean estate. Listed with Premier Sotheby's International Realty. The seller has taken a $500,000 price cut already, from $6,450,000 to the current $5,950,000.

That cut is informative. The $5 million-plus band in Dr. Phillips has narrower buyer depth than the equivalent band in Winter Park or Windermere because there is no public-water lakefront on Emerson Pointe (it is a non-waterfront luxury enclave). The price has to do the work that a lake or a course would do somewhere else. Cuts of 8 to 10 percent are common at this tier.

The pattern across all three: Dr. Phillips buyers pay for the school zone, the gated address, the lake frontage, or the recent build. They pay more than once if two of those are stacked. They do not pay for a single feature alone. Listings that try to monetize only one variable in this market tend to chase the price down.

Where locals actually go

The Sand Lake Road Restaurant Row is the spine. Roughly two miles of sit-down restaurants on both sides of West Sand Lake Road, from the Dr. Phillips Boulevard intersection west to Turkey Lake Road. Locals plan their week around it.

The anchors, in driving order from east to west on the south side of the road:

Christini's Ristorante Italiano at 7600 Dr. Phillips Boulevard is the family-run Italian house that has anchored the neighborhood since 1984. It sits one block south of Sand Lake Road inside the Marketplace at Dr. Phillips. Big Fin Seafood Kitchen at 8046 Via Dellagio Way is the seafood standard inside the Dellagio plaza on the south side of Sand Lake Road. The Dellagio side of the strip runs a quieter, lower-traffic version of the same dining mix that the north side carries.

The Dr. P. Phillips YMCA Family Center at 7000 Dr. Phillips Boulevard is the recreational center of gravity. Indoor pool, full gym, after-school program for Dr. Phillips Elementary directly across the intersection. Membership is the local standard.

Arnold Palmer's Bay Hill Club and Lodge at 9000 Bay Hill Boulevard is the gated golf-and-resort anchor. Membership is private and waitlisted. The 270-acre property runs along the Butler Chain of Lakes and has hosted the Arnold Palmer Invitational on the PGA TOUR annually since 1979. Every Bay Hill listing references the club proximity in the first three lines.

Big Sand Lake itself is the lifestyle anchor for the 32836 luxury band. The lake is 1,020 acres, boatable, ski-permitted, and the western shoreline gives a clear nightly view of the Disney fireworks at 9 p.m. The community boat ramp inside Bay Vista Estates and Sand Lake Shores is private to the subdivision.

A working note from Aerial Shots Media on shooting in Dr. Phillips. The two ZIPs need different shoot day plans. They sit minutes apart but the light, the canopy, and the airspace push the day in different directions.

Bay Hill front elevations along Bay Hill Boulevard, Bayway Drive, and Cheshire Lane face east and southeast. Morning works for those. The interior streets carry heavy live oak canopy on the original-build lots, which means a south-facing front elevation between 11 a.m. and 2 p.m. sits in dappled shadow that an exterior camera reads as patchy. Shoot front elevations at 8:30 a.m. or after 4:30 p.m. Composition-shingle and shake roofs cast warmer reflection than the Mediterranean tile, so the white balance shifts about 200 Kelvin warmer between a Bay Hill original-build and an Emerson Pointe new-construction.

The Big Sand Lake estates on Sand Lake Shores Drive and Bay Vista Estates face south and west across the water. Evening is the lake-side picture. Sunset over the western shoreline lands roughly 6:35 p.m. in October. Drone reveals on the lakefront homes need a low-altitude first pass to catch the dock and the 100-plus feet of water frontage, then a higher-altitude pull-back for the lake context. The Disney fireworks at 9 p.m. are a frequent twilight pass add-on for any listing with a clear western dock view.

Airspace is the practical constraint that defines the day. Orlando Class B airspace LAANC overlay covers all of 32819 and 32836 because of the Orlando International approach corridor and the Orlando Executive lateral. Approvals under 100 feet come back fast. The Bay Hill golf course itself requires written club permission for any drone overflight, regardless of altitude, because of tournament-week NOTAM history and member-privacy considerations. We confirm club permission before any aerial inside the Bay Hill gates. SeaWorld parking is two miles east and we avoid drone work near it during park hours.

Best months for an exterior package here, in order: March, April, October, November, February. December and January work for twilight passes but the sun angle compresses the front-elevation shadow window to about 90 minutes.
